What Are Industrial Concrete Coatings?

Industrial floor systems are engineered against a specific set of hazards, not chosen from a color chart. Before we quote anything we want to know what gets spilled, how hot the wash-down water runs, what rolls across the floor and how much of a shutdown window you have. Those four answers decide the system, and they are the reason a facility floor is specified differently to the residential and commercial concrete coatings we install around Eugene.

For most Willamette Valley warehouses and light manufacturing floors, a resinous flooring build gives you a hard-wearing, easily cleaned surface with good chemical resistance and enough film thickness to handle forklift traffic. For breweries, food processing, commercial kitchens and anywhere with steam or hot caustic wash-down, cementitious urethane is the answer. Its urethane-and-cement chemistry survives thermal shock that would crack a conventional epoxy off the slab, and it tolerates residual slab moisture that would blister a thin-film system.

The detailing is where an industrial floor is won or lost. An integral cove base carries the coating up the wall in one continuous piece so there is no floor-to-wall seam for water and bacteria to sit in. Drains get proper terminations with a mechanical key so the edge cannot lift under pressure washing. Anti-slip aggregate, either aluminum oxide or graded quartz, is broadcast into the wet coat and sealed in, letting us dial the coefficient of friction (COF) to whatever your safety program specifies rather than guessing.

Heavy load resistance comes from thickness and from the slab beneath. A 1/4 inch urethane mortar has compressive strength above most of the concrete it is installed over, which means point loading from racking legs and steel-wheeled carts transfers through without crushing the coating. Where the substrate itself is failing, we say so and repair it first.

Common Problems We Solve

Coatings That Peel After a Wash-Down Cycle

Standard epoxy is rigid and has a different thermal expansion rate to concrete. Run hot water over it and the coating and slab move against each other until the bond gives. Cementitious urethane is formulated to move with the slab through those temperature swings.

Joint Edges Chipping Under Forklifts

Once a control joint edge starts to spall, every wheel that crosses it makes it worse and the damage spreads down the line. Routing and filling with a semi-rigid filler supports both joint edges so the wheel rolls across rather than dropping into a gap.

Wet floors plus smooth coatings is how injury claims start. Broadcasting graded aggregate into the coating gives a measurable, specifiable traction level that stays in place because it is locked into the resin rather than sitting on top of it.

Industrial Coatings FAQs

What is cementitious urethane and when do I need it?

Cementitious urethane is a urethane mortar system that combines resin with cement chemistry. It handles thermal shock, meaning steam cleaning and hot wash-down that would crack a standard epoxy, and it tolerates residual slab moisture better. It is the default for breweries, food processing and any wash-down environment.

Can you install a floor without shutting our facility down?

Usually. We break the work into sections, run evenings or weekends where that helps, and use fast-return chemistry when the schedule is tight. The plan comes out of the site assessment so you know the downtime before you commit.

Will the floor pass a USDA or FDA inspection?

We detail with those requirements in mind: seamless surfaces, integral hygienic cove base at every wall, correct drain terminations and no open joints for bacteria to sit in. Your specific compliance sign-off is between you and your inspector, but the floor is built to support it.

Our control joints are chipping out. Can that be repaired?

Yes, and it needs to be. We rout the damaged joint, fill it with a semi-rigid joint filler that supports the joint edges under wheel loads, then carry the coating across. Coating over unrepaired joints is why industrial floors chip out along the same lines within a year.

How slip resistant can you make it?

As slip resistant as your safety program requires. We broadcast aluminum oxide or quartz aggregate into the coating and adjust the grade and density to hit the coefficient of friction you need, then seal it in. Coarser texture means better wet traction and slightly more effort to clean.

How much load and impact can these systems take?

A properly specified urethane mortar handles heavy forklift traffic, steel-wheeled carts and point loading from racking. Compressive strength of the installed system typically exceeds the concrete underneath it, so the slab becomes the limiting factor rather than the coating.

What chemical resistance do we get?

It depends on the system, which is why we ask what you actually spill. Cementitious urethane handles acids, caustics, animal fats and solvents that would soften a standard epoxy. If you have a specific chemical and concentration, tell us and we will spec against it.

How thick is the coating?

Thin-film resinous systems run around 20 to 40 mils for light-duty areas. Heavy-duty urethane mortar is typically installed at 1/4 inch, which is what gives it the impact and thermal-shock resistance. Thickness is chosen against your exposure, not to hit a price.

How long does an industrial floor last?

In a well-matched application, ten to twenty years is normal, with re-coating of the wear layer possible without removing the whole build. Failures almost always trace back to a system chosen below the actual exposure, or prep that was rushed.

Do you handle line marking and aisle striping?

Yes. Safety yellow aisle markings, walkway striping and equipment zones can be built into the system so they sit under the topcoat and do not wear off like painted lines do.
