What Is Polished Concrete?

Polished concrete is not a product you put on a floor. It is a process that turns the slab you already own into the finished surface. We refine it with diamond abrasive tooling on planetary grinders, harden it chemically with a liquid densifier, then polish it up through progressively finer grits until it reaches the sheen you asked for.

Because there is no coating involved, there is nothing to delaminate, peel, chip or scratch off. The wear layer is the concrete. That is why a polished floor in a busy warehouse can still look sharp two decades later while a coated floor in the same aisle has been recoated twice. It is the finish we recommend most often when a slab is sound, and one of the concrete floor systems our licensed Eugene crew installs across the Willamette Valley.

The densifier is the step that separates a real polish from a machine buffing. Sodium or lithium silicate penetrates into the pores and reacts with the free lime in the concrete, forming additional hardened material inside the slab. That raises surface Mohs hardness, closes the pores that shed dust, and gives the finer polishing passes something hard enough to bring to a shine. Skip it and the gloss burns off within months.

You choose the finish in two dimensions. Gloss runs from a soft matte finish, which hides footprints and scuffs, up to a high-gloss finish that mirrors overhead lighting. Aggregate exposure runs from a cream polish with almost no stone visible, through salt-and-pepper, to full stone exposure. We bring samples and talk through what your particular slab can realistically deliver, because aggregate distribution varies pour to pour and no honest contractor promises a look they have not verified.

Once the polish is where you want it, a penetrating stain shield goes in. It sits inside the surface rather than forming a film on top, so coffee, oil and forklift fluid have time to be wiped up rather than soaking straight in.

Concrete Dust on Everything

Untreated slabs shed fine dust continuously. In a warehouse it settles on product, in a home it coats every surface in the basement. Densifying closes the pores and stops it at the source rather than sweeping it around forever.

Warehouse Floors That Cannot Take Another Coating

Some industrial floors have been coated and recoated until nothing bonds reliably any more. Grinding the whole history off and polishing the bare slab gives you a floor with no film to fail and effectively no recoat cycle. Polished Concrete FAQs

What actually is polished concrete?

It is your existing slab, mechanically refined. We grind it with progressively finer diamond abrasive tooling, harden it with a liquid densifier, then polish it to the sheen you want. Nothing is added on top, so there is no film to peel or scratch off.

How is it different from an epoxy coating?

Epoxy adds a resin layer over the concrete. Polishing refines the concrete itself. Polish wins on lifespan and maintenance and cannot delaminate. Epoxy wins when you want a specific color, a seamless waterproof barrier, or when the slab is too damaged to polish well.

How glossy can you make it?

Anywhere from a soft honed matte to a mirror-like high-gloss finish. More passes with finer grits means more gloss. Matte hides scuffs and footprints better, high gloss reflects more light and looks sharper in a showroom.

What is a densifier and why does it matter?

A liquid densifier, usually lithium or sodium silicate, penetrates the slab and reacts chemically with it to form additional hardened material inside the pores. That raises the surface Mohs hardness, so the polish resists abrasion and the floor stops dusting.

Will the aggregate show?

That is your call and depends on how aggressively we grind. A light cream polish keeps the surface paste with almost no stone showing. A salt-and-pepper finish exposes fine aggregate. Going deeper exposes larger stone, though not every slab has the aggregate distribution to do that evenly.

Is it slippery?

Polished concrete has a similar coefficient of friction to other hard flooring when dry, and the densified surface is not glassy. For wet areas we can add a penetrating anti-slip treatment that raises traction without changing the look.

How much mess does the grinding make?

Less than people expect. Every grinder runs with dustless HEPA vacuum extraction, so most of the concrete dust is captured at the head. We still contain adjoining areas with plastic, but you will not find a gray film over everything.

How do I maintain a polished floor?

Dust mop regularly and damp mop with a pH-neutral cleaner. No waxing, no sealing, no stripping. If the sheen dulls after many years in a high-traffic area, a burnishing pass brings it back without re-doing the floor.

Can you polish concrete in a house, not just a warehouse?

Yes, and we do a steady run of Eugene basements, kitchens, entryways and open-plan living areas. Residential polishing usually takes a softer matte or satin finish and pairs well with underfloor heating.

Can you polish over a stained or previously coated slab?

Usually. Coarse metal-bond tooling removes old coatings, glue and mastic as part of the grinding sequence. Deep oil contamination is the exception, since oil that has soaked through the slab can bleed back and blotch the finish. We will flag that at the assessment.
